Bridging the Gap: The Reality of Housing Access in Today’s Communities
Housing isn’t just about where we live. It’s about access, stability, and opportunity, and in 2026, the numbers tell a story we can’t ignore.
“An estimated 4 million acts of housing discrimination happen each year, yet fewer than 30,000 are reported.”

More than 50 years after the Fair Housing Act, disparities in housing access persist across the country. That gap speaks volumes. It tells us that what people experience behind closed doors often never makes it into official records. The issue isn’t just what’s happening; it’s what’s going unseen.
“Black homeownership remains at 44%, compared to 72% for white households, a gap that has barely changed in decades.” Homeownership remains one of the most powerful tools for building wealth in America, but access to it is still far from equal. That difference represents more than percentages. It reflects generations of missed opportunity, limited access, and delayed wealth-building that continues to shape communities today. “Nearly 1 in 3 households are cost-burdened, and only 1 in 4 eligible families receive housing assistance.” Even beyond access, affordability is tightening its grip nationwide. While systems exist to support families, they don’t always reach the people who need them most.

Here in Mobile, the numbers bring the issue closer to home.
“Only 46% of homes in Mobile are owner-occupied, meaning most residents are not building equity.” Only about 46% of homes are owner-occupied. Half of households in Mobile live on about $50,000 or less, while home prices continue to rise above $190,000. That gap makes homeownership harder for many working families to achieve.
For renters, the pressure is just as real. Average rents exceed $1,400 per month, and fair market rents are climbing even higher. This means the issue isn’t just about getting into housing, it’s about whether people can afford to stay. Even with available housing, the challenge is access and affordability. Can people realistically reach what’s in front of them? The truth is, the barriers to fair housing have never gone away. They’re still here.
Barriers show up as rising costs, limited information, and systems that don’t always work. While these barriers may look different now, they still create obstacles for people seeking stable housing.
“The gap isn’t gone; it’s evolved.”
That’s why this conversation still matters. Not because the issue is new, but because it still exists and it still needs to be addressed. Numbers highlight the problem, but people create solutions. Progress happens through honest conversation, collaboration, and long-term community commitment. Awareness alone doesn’t close gaps; action does.
Bridging the Gap: Fair Housing Solutions for Today’s Communities is more than a discussion. It is a space where data meets lived experience and where real solutions can begin to take shape. This event is presented in partnership with the National Association of Real Estate Brokers (NAREB) as part of their Realtist Week, a national initiative focused on advancing equity in housing and expanding access to homeownership.

“This conversation is part of a national movement through NAREB’s Realtist Week focused on expanding access, equity, and opportunity in housing.”
As Realtist Week leads into Community Wealth Building Day, this moment is about more than conversation; it’s about direction. It’s about asking what we can do, together, to make access more equitable, strengthen communities, and create pathways to long-term stability.
